What this website collects, why, and who it's shared with. The short version: information you send is used only to respond to your inquiry, and it is never sold.
TN Appraisal Services is the appraisal practice of Joseph Difilippo, Tennessee Certified Residential Appraiser, License No. 6159. We appraise property in Tennessee only. This policy covers this website and the information you send us through it, plus how we handle information once you hire us for an appraisal.
When you submit a request through the contact form, we collect:
We use this information only to review your request, respond to you, and carry out any appraisal assignment that follows. A copy of each request is emailed to us so we can reply promptly. We don't use it for marketing lists, and we don't sell or rent it to anyone.
Form submissions. Along with your request, we record the date and time, and one-way hashed (not readable) versions of your IP address and browser type. These help us spot spam and duplicate submissions.
How you found us. The site remembers, in your own browser's local storage, where your visit came from: a campaign link, an ad click identifier, or the website that linked to us, plus the page you arrived on. This stays on your device for 90 days and is sent to us only if you submit the contact form, so we know which referral sources are working. It doesn't include your name or contact details, and you can remove it by clearing this site's data in your browser.
Analytics. We use Google Tag Manager and Google Analytics to understand how visitors use the site: which pages are viewed, how far people get through the contact form, and whether a request was submitted. Google Analytics uses cookies and collects information such as your approximate location, device, and browser. When a request is submitted, Analytics records only the appraisal purpose and timeline you selected, never your name, contact details, property address, or message. We may also disclose information when required by law, such as in response to a subpoena or court order, or when requested by the Tennessee Real Estate Appraiser Commission.
Once we accept an appraisal assignment, information about the assignment and the report we prepare are confidential under the Uniform Standards of Professional Appraisal Practice (USPAP), which Tennessee law makes binding on every licensed appraiser. We disclose that information only:
Our client is the person or organization that engages us, which isn't always the person who contacted us. For example, if your attorney or lender orders the appraisal, the report belongs to them, and you would get a copy from them. We don't share personal information from an assignment with anyone for their own marketing.
If your request doesn't become an assignment, we keep it as a business record until you ask us to delete it.
If it does, Tennessee law (T.C.A. § 62-39-332) and USPAP require us to keep the engagement letter, the report, and the supporting workfile for at least five years after the report is delivered, or at least two years after the final disposition of any legal or administrative proceeding in which we testified about it, whichever is later. We can't delete those records before that period ends.
The site is served only over encrypted HTTPS connections, and submissions are stored in access-restricted cloud storage that is encrypted at rest. Appraisal workfiles are protected with administrative, technical, and physical safeguards. No method of transmission or storage is completely secure, but we take reasonable steps to protect what you send.
This site is intended for adults seeking appraisal services and is not directed to children under 13. We do not knowingly collect their information.
