Spring Hill is one of the fastest-growing cities in Middle Tennessee, and one of the more complicated to appraise correctly: the city sits mostly in Williamson County but extends into Maury County on its western and southern edges, and county lines affect which assessor's data, comparable-sale pool, and court an assignment ultimately runs through.

The housing stock reflects two different growth eras. Large master-planned subdivisions — built out around the Saturn/GM Powertrain and Ultium Cells corridor along Saturn Parkway and Buckner Road — dominate recent sales activity, while older streets near downtown Spring Hill and the Rippavilla and Battle of Spring Hill historic areas hold smaller, established lots that need a different comp set entirely.
